As part of the Tollerton Neighbourhood Plan, it is important for us to consider and assess the merits of making site allocations for development in and around the village of Tollerton in order to address local needs.  This therefore is a call for sites to all landowners / agents for any sites that have not previously been submitted (ie that are not included in the current Rushcliffe SHLAA) but who have an interest in promoting their land for development.

A Neighbourhood Plan (NP) is a mechanism for helping communities, including both local residents and businesses to influence the planning of the area in which they live and work. It can be used to:

  • Develop a shared vision for the neighbourhood.
  • Propose where new homes, shops, offices and other development should be built.
  • Identify and protect important local amenity and green spaces.
  • Influence what new buildings should look like.

Tollerton is preparing a Neighbourhood Development Plan, under the provisions of the Localism Act 2012. As part of its work in assessing future development needs, the plan working group is calling upon landowners and agents of land within the Villages / NP area for expressions of interest in applying for future development permission.

 Why call for sites?

This is an informal opportunity for landowners and developers to propose sites within Tollerton for development. This exercise will not in itself decide whether a site would be allocated for development by the neighbourhood plan nor will it commit the proposer(s) to applying for planning consent, but it will enable the group to better understand the needs and wishes of the land owners and electors within its Parish area.

The site suggestions received by us will be used to guide and inform the preparation of the Neighbourhood Plan – which will ultimately be decided upon by the residents of Tollerton.

If you want a site/s to be considered for development by the Neighbourhood Plan, we should like to hear from you. The sites need not be in your ownership if you have a responsibility for managing them and they can be proposals for a wide range of development uses.  We are primarily looking to understand possible sites for small scale residential and/or employment use to meet local need, however, if you have aspirations for alternative uses then we would also like to hear from you. In particular, we would welcome details of land that you may wish to see taken forward to provide wider community benefit. For example, this could be as space for children’s play areas, allotments, or an area to be planted for purposes such as community woodland.

If you have potential sites that are in and around the village then please could you provide us with the following details:

  1. A clear statement of which types of development you wish your land to be considered for, e.g. residential, business, community use etc.
  2. The area of the land in hectares.
  3. A plan which clearly shows the extent of the land that you wish to be considered.
  4. An understanding of how the site would be accessed by vehicle and opportunities for linking it with existing/future drainage, footpath, pavement and cycle routes.
  5. An outline of any known constraints and suggestions for overcoming them

If you could submit an address / map reference of the site with a picture and the address/ details of the landowner plus any other useful details.  Submissions should be sent to the Chairman of the Parish Council.

Sites already allocated in the Rushcliffe Local Plan or included in the Rushcliffe Strategic Housing and Land Availability Assessment (SHLAA) need not be submitted.
